The goal of this survey is the analysis of the influence of the city spatial oraganization and the study of the city commercial functioning in relation of eachother. The mono centrality and the poly centerality of the cities have an important influence on the trip distances, preventing the waste of time and energy in the cities. The vehicles produce the greenhouse gases and increase the earth warming in a long run. The recognition of these factors can decrease the amount of greenhouse gasses and prevent the global warming.The type of research is practical and the analysis method is analytical descriptive. This research has been done after the scientific studies in order to estimate the greenhoause gases on the suggested Clean Development of CDM. The Mashhad metropolis spatial organization has been studied in two scenarioes. The first scenario, namely the mono centrality of the existing city and the other scenario, alongwith triple centrality spatial organization,along the city structure have been considered. The Mashhad metropolis balanced spatial organization has decreased the green houase gas emission up to 43 percent for the private cars . The average trip distance, traveled by the private cars in balanced spatial organizition is decreased about 4 kilometers. The decrease of the greenhouse emission rate for each passenger is 7.9 kilogram CO2 . The distinction and innovation of this research is to examine the relationship between the centrality index in the spatial organization of metropolises and the amount of greenhouse gas emissions.

The current research is mainly aimed at determining the effective factors concerning public participation in old urban texture regeneration. Descriptive and analytic method is applied in this research and 363 residents of urban old texture in Mashhad have been selected as the samples of the study. A researcher-made questionnaire was used for data collection and the collected data were analyzed by SPSS software and using the statistical tests of chi-square, Spearman Correlation, and multiple regression. The results show that the highest effective factors in people’s participation include their trust toward the governors, prediction of the desirable results, their perception toward hygiene and welfare conditions of the desired urban neighborhoods, and possessing other income sources rather than the existing property in the old texture. Therefore, prior to the implementation of regeneration projects, it is necessary to provide confidence and trust in the people and to assure them of the desirable future of executive projects, so that real participation of the residents is possible in all stages of planning and implementation.

The aim of the present study was to measure the indicators of urban creativity and compare the three metropolises of Tehran, Mashhad and Esfahan. This research was done with a descriptive-analytical method of applied type. To measure information, four criteria and 23 sub-criteria were extracted, and Shannon's entropy model and gray relational analysis method were used to determine the relative importance of the research criteria. Research innovation is to address the common criteria of urban creativity and knowledge-based urban development. The findings of the research showed the final ranking of metropolises in terms of urban creativity indicators being Tehran metropolis to rank first, Mashhad metropolis to rank second, and Esfahan metropolis to rank third. Also, the prioritization of megacities in relation to the urban development of basic knowledge, Tehran was ranked first, Mashhad second, and Esfahan third. The results of the research showed that urban creativity is a potential concept that should be seriously strengthened in Tehran, Esfahan and Mashhad cities in order to provide the possibility of knowledge-based urban development. The innovative aspect of the research showed that the knowledge-based development is possible when creativity along with knowledge takes place in a creative environment with knowledgeable economy and under the supervision of knowledgeable managers by knowledgeable workers.

Sidewalks are urban corridors where some of the most important social activities occur. Therefore, considering the criteria which affecting the beauty and optimization of these paths is of great importance in examining the views of the streets. Identifying the most important aesthetic criteria of the sidewalks is the aim of the present study. A total of four pedestrian paths from two cities of Mashhad and Gorgan have been investigated using visual quality classification and matrix approach approaches.The data obtained from completing 100 visual questionnaires were analyzed by 50 experts in two stages by using the visual quality classification methods and the matrix for achieving the measures, finally the most important criteria were identified.The outcome results of the questionnaire indicated that colour with 82/2% and green space with 77/7% had more effective role in beautifying the sidewalk paths respectively. Also, the results make it possible for researchers to prepare the possibility with intention of increasing more visual pleasure of urban landscape by using them .On the other hand, instead of effective abstract criteria on beauty of streets landscapes, more precise and practical criteria identified and the process of reviewing the beauty of streets landscapes have been speeded up and accurate for designers and planners.

Since reconstruction projects are aimed restoration of identity and revitalizing the worn texture while preserving its social texture, maintaining social life and identity of the previous range is one of the challenges facing these plans. In order to investigate the effect of physical reconstruction interventions on the social sustainability of the elongated tissue, this study examined the social changes caused by the Majd reconstruction project in the Mashhad city district in terms of residents. To this end, using the qualitative and quantitative methods and completing 630 questionnaires from the residents of the neighborhood, the status of social sustainability indicators was measured before and after the project. The results of the Wilcoxon test showed that changes in social sustainability indices from the point of view of the public, before and after the implementation of the project, are in many cases meaning that, in terms of residents, the level of happiness in the neighborhood after the project was reduced to 50%. Also, the willingness to attend the neighborhood has decreased by 10% and the factors creating insecurity have increased. In addition, the status of indicators such as the sense of roving, and social inhomogeneity, increase, and the desire to stay in the neighborhood have decreased with regards to the residents, this has reduced social solidarity to 60% in the neighborhood. The presence of strangers and tissue evacuation from old residents, which are indicators of social sustainability.

Therefore, this study analyzed the spatial distribution of housing prices in the city of Mashhad and its Affecting Factors have been explored using geographically weighted regression. The sample consists of 1000 houses (About 628 villas and 372 flats), collected during 1389 from the real estate and Khorasan newspaper sites, and then digitizes based on Mashhad’s Map. In This description study which using ArcGIS software and geographically weighted regression, the house price is dependent variable and 1. Urban open spaces are invaluable assets in maintaining ecological health in a highly developed urban matrix. Unfortunately, habitat values and ecological quality of these areas are often challenged by consecutive urbanization. The assessment of changing structure and function of an urban space system is crucial in maintaining livable cities. General characteristics and type of open spaces are investigated in case study – Mashhad city. The possible impacts of urban landscape change on the ecological qualities of natural open space patches are explored by using a landscape structure indicator. Even though various conceptual and analytical approaches exist in measuring the ecological integrity of natural systems, in this paper specifically deals with isolation issues. Because an isolated open space system loses its ecological integrity, isolation index yields meaningful result for anticipating the possible threats generated by urban structure. Isolation trends of urban open spaces are displayed. Also, numbers yielded by the isolation index presented. GIS seems to be an appropriate tool to evaluate the intricate attributes involved in the phenomenon. Black- white and colored aerial photographs of the city of Mashhad in various date and other data are available are used for the analysis in GIS environment. The results show some eye-opening facts with regards to the planning and management of urban open spaces, and possible threats to the ecological viability of theses precious areas in the future.
